Home Information Packs: D-Day Approaches…

1st June sees the biggest change to residential property sales for years. We are only weeks away from the introduction of the controversial Home Information Pack (a ‘HIP’), and many sellers will simply not be ready.

What is a Home Information Pack?
It is a set of documents, prepared at the seller’s expense, designed to speed up the residential conveyancing process, giving buyers basic information about the property and legal ownership, including an Energy Performance Certificate.

How much will it cost me?
Current estimates suggest around £450 (including the Energy Performance Certificate), with various ways to pay, including 12 month interest free credit.

Why do I need a HIP?
New government laws mean you cannot sell your property without one. It is the responsibility of the seller or their estate agent to produce the pack, and your estate agent cannot market the property without a HIP which includes an Energy Performance Certificate.

What is an Energy Performance Certificate?
The certificate, produced by an Energy Performance Inspector, rates the energy performance of your properties on a scale of ‘A’ – ‘G’. Rating ‘A’ is the most efficient (say a new build property with double glazing/ loft and cavity wall insulation) through to rating ‘G’ which is the least efficient (say an old property with no insulation and sash windows). The Certificate must be included in the Home Information Pack.


How do I get a Home Information Pack?
Three ways - some estate agents will produce the pack themselves and may charge you through raising their commission rate. third party HIP providers or solicitors, like Foot Anstey.
